Abu Dhabi’s industrial and logistics landscape is getting another large-scale addition with the launch of the JINGDONG Property KEZAD logistics facility.
Khalifa Economic Zones Abu Dhabi (KEZAD Group) has signed an agreement with JINGDONG Property, the infrastructure investment and asset management arm of JD.com, to establish an advanced logistics facility at KEZAD Area A – KEZAD Al Ma’mourah.
The development will cover approximately 150,000 square metres of warehousing space, with delivery scheduled for 2028. The project is expected to bring automated warehousing, digital operations and integrated logistics infrastructure into one facility serving companies moving goods through the UAE and wider international markets.
A 150,000-Square-Metre Warehousing Project Takes Shape
This is not a small warehouse development. At approximately 150,000 square metres, the planned JINGDONG Property facility will provide significant warehousing and logistics capacity for both UAE-based and international businesses operating across regional supply chains.
The project is designed around efficiency rather than storage alone. According to KEZAD, the development will support the movement of goods across regional and international markets while offering customers access to flexible and customised development services. Delivery is expected in 2028, giving JINGDONG Property a sizeable physical base inside one of Abu Dhabi’s most important industrial and economic zones.
Its location inside KEZAD Al Ma’mourah is also significant. The zone forms part of Abu Dhabi’s broader network of economic and industrial areas, where access to ports, highways, airports and rail infrastructure is increasingly being used to attract companies that need fast and reliable trade connections.
Automation and Digital Operations Move Into the Warehouse
The planned facility will go beyond conventional warehousing.
JINGDONG Property intends to deploy smart automated warehousing systems alongside digital operations technologies developed through its wider logistics and infrastructure business. The company has built its property portfolio around intelligent operations, high-standard warehousing and increasingly technology-led logistics environments.
That approach fits a market where fulfilment expectations are changing quickly. E-commerce, cross-border trade and faster delivery cycles are putting pressure on logistics operators to process goods with fewer delays and greater visibility. In that setting, automation is becoming less of an optional upgrade and more of a basic part of large-scale logistics infrastructure.
For businesses operating within KEZAD, that could mean access to a facility designed not simply for storage, but for faster handling, tracking and movement of goods through a connected supply chain.
Around 1,000 Direct Jobs Expected
Employment is another important part of the project.
Once the logistics facility becomes operational, approximately 1,000 direct jobs are expected to be created across logistics, distribution and administrative functions. The project could also generate additional indirect employment in areas such as transport, retail, manufacturing, maintenance and other support services connected to the facility.
Construction activity is likely to create further economic activity before operations begin. Large industrial and logistics developments typically draw on contractors, technical specialists, service providers and local suppliers, widening the project’s impact beyond the companies that will eventually occupy or use the warehouse space.
For Abu Dhabi, the employment element adds another dimension to the investment. The project is not simply about increasing logistics capacity. It also supports the wider effort to develop industrial ecosystems capable of attracting long-term international investment while creating new operational and technical roles.
JINGDONG Property Deepens Its UAE Presence
For JINGDONG Property, the KEZAD project represents a further step into the UAE market.
Feng Guo, CEO of JD.com Middle East, said the development is an important part of the company’s expansion strategy in the country. KEZAD’s location, infrastructure and connectivity were highlighted as key factors behind the investment.
JINGDONG Property already operates at considerable scale. The company manages more than 300 infrastructure assets worldwide, covering over 28 million square metres of gross floor area, with more than US$16 billion in assets under management.
Its portfolio includes logistics parks, business parks and data centres serving industries such as e-commerce, manufacturing, retail and third-party logistics. Bringing that experience into Abu Dhabi gives KEZAD access to an investor with direct links to one of the world’s largest technology and e-commerce ecosystems.
KEZAD Builds Out Abu Dhabi’s Logistics Ecosystem
The agreement gives KEZAD another major international investor tied directly to e-commerce, infrastructure and global supply chains.
Mohamed Al Khadar Al Ahmed, CEO of KEZAD Group, said the investment reflects international confidence in Abu Dhabi’s economic ecosystem and will help strengthen the emirate’s logistics capabilities.
That fits closely with KEZAD’s broader development model. The group operates economic zones designed to bring manufacturing, logistics, trade and supporting services into connected industrial clusters rather than treating them as separate activities.
Multimodal connectivity is a central part of that strategy. Businesses inside KEZAD can access road, port, air and rail infrastructure, giving companies more options for moving materials, finished products and consumer goods across the UAE and into international markets.
JINGDONG Property’s facility adds a more technology-heavy logistics component to that ecosystem, particularly through the planned use of automation and digital warehouse operations.
Part of Abu Dhabi’s Wider Industrial Push
The project also sits within a much larger industrial development agenda.
Abu Dhabi has been expanding its industrial base through the Abu Dhabi Industrial Strategy, while the UAE’s Operation 300Bn initiative aims to increase the contribution of the national industrial sector to the economy.
Logistics plays a direct role in that ambition. Manufacturers need reliable access to raw materials, storage, distribution networks and export infrastructure. E-commerce companies need faster fulfilment. Retailers need more flexible supply chains. Industrial zones increasingly have to support all of those activities at the same time.
That is where the JINGDONG Property development becomes more interesting than its warehouse footprint alone suggests. The facility combines logistics infrastructure, automation, international investment and access to KEZAD’s wider transport network in one project.
With completion planned for 2028, the development adds another large foreign investment to Abu Dhabi’s economic-zone pipeline and gives KEZAD additional capacity in a logistics market that is becoming more automated, more connected and more closely tied to the UAE’s wider industrial growth strategy.
