Emirates NBD is financing the construction and launch of a major new aircraft maintenance facility for TIM Aerospace at the Mohammed bin Rashid Aerospace Hub in Dubai South. This adds more capacity to the UAE’s growing aviation and aerospace infrastructure.
The bank has provided TIM Aerospace with a bilateral capital expenditure term loan for the project. Once operational, the facility will expand access to aircraft Maintenance, Repair and Overhaul (MRO) services. It will also strengthen Dubai South’s position as an aerospace and engineering hub.
The project comes as Dubai continues to invest heavily in aviation infrastructure around Al Maktoum International Airport. That expansion is creating demand well beyond passenger facilities. Consequently, aircraft maintenance, engineering, logistics, warehousing and specialist aviation services are all becoming increasingly important parts of the ecosystem.
TIM Aerospace Is Building a Major New MRO Facility
The TIM Aerospace project will introduce a substantial new aircraft maintenance facility at the Mohammed bin Rashid Aerospace Hub. The development will feature an 18,000-square-metre fully climate-controlled single-span hangar, with total built-up space of nearly 26,000 square metres.
The hangar will be capable of accommodating up to 12 narrow-body aircraft or five wide-body aircraft at the same time. The facility is designed to support maintenance activities for a range of Boeing and Airbus aircraft. As a result, TIM Aerospace will have room to serve different requirements within the commercial aviation market.
The development will also include approximately 8,000 square metres of workshops, warehouses and offices. Infrastructure will include 12 aircraft hangar doors, four overhead cranes and seven in-floor service pits.
Dubai South Is Becoming a Bigger Aerospace Hub
The location of the project gives it an important strategic advantage. TIM Aerospace is developing the facility at the Mohammed bin Rashid Aerospace Hub at Al Maktoum International Airport. This places its operations directly within one of Dubai’s key aviation development zones.
Dubai South has been positioning the aerospace hub as a destination for aviation companies, aircraft operators, maintenance providers and supporting businesses. As Al Maktoum International Airport expands, the surrounding ecosystem is expected to require more specialised technical and industrial services.
The TIM Aerospace facility therefore adds another layer to Dubai South’s aviation offering. The area is not simply being developed around airport passenger traffic. Instead, it is increasingly becoming a base for the businesses and technical operations that keep the aviation industry running.
Emirates NBD Provides Financing for Aviation Infrastructure
The financing agreement highlights the role that UAE banks are playing in supporting the country’s expanding aviation infrastructure. Accordingly, Emirates NBD’s bilateral capital expenditure term loan gives TIM Aerospace funding to develop the new facility and expand its planned MRO operations.
Ahmed Al Qassim, Group Head of Wholesale Banking at Emirates NBD, said the bank sees strong demand for advanced maintenance and engineering infrastructure. This is because Dubai’s aviation sector continues to grow.
For a project of this scale, financing is more than a financial transaction. Large aviation facilities require significant investment before they begin generating operational revenue. Therefore, access to long-term capital is an important part of bringing major infrastructure projects from planning to reality.
The Project Could Create New Aerospace Opportunities
The new TIM Aerospace facility is also expected to contribute to the wider UAE aerospace supply chain. Once operational, the project is expected to create skilled employment opportunities. It will also generate demand for companies involved in engineering, equipment, logistics, warehousing and other aviation-related services.
MRO operations are particularly important because aircraft require regular inspections, repairs, component servicing and heavy maintenance throughout their operating lives. Expanding this capacity inside the UAE can allow airlines and aviation operators to access more services closer to their regional operations.
That creates potential opportunities for businesses beyond the MRO operator itself. Suppliers, technical specialists and aviation support companies can benefit when a larger aerospace ecosystem develops around a major airport.
TIM Aerospace Wants to Build a Long-Term MRO Business
TIM Aerospace Chairman Timor Shah Shahab described the financing agreement with Emirates NBD as the start of a long-term partnership. This partnership is aimed at developing a global MRO business at Al Maktoum International Airport.
The company selected Emirates NBD because of the bank’s UAE presence and international reach, according to Shahab. The partnership gives TIM Aerospace financial backing as it develops its planned facility. It also helps the company work toward establishing a larger position in the regional aviation maintenance market.
The project also reflects a broader shift in Dubai’s aviation economy. The city has traditionally been known for airlines and airport connectivity. However, its ambitions increasingly extend into engineering, maintenance, logistics and other specialised aviation activities.
Dubai Is Expanding Its Aircraft Maintenance Infrastructure
TIM Aerospace’s project forms part of a much bigger expansion of aviation infrastructure in Dubai South. Emirates broke ground in May 2026 on a US$5.1 billion engineering complex at Dubai South. The planned facility is expected to cover approximately 1.1 million square metres.
The Emirates engineering complex is designed to service up to 28 wide-body aircraft simultaneously. It will include workshops, logistics facilities and other specialised infrastructure.
TIM Aerospace and Emirates are developing different projects, but their locations point to the same trend. Dubai South is becoming increasingly important to the UAE’s aviation maintenance and engineering network.
For companies considering the UAE as a base for aerospace-related activities, that concentration of infrastructure can be significant. Suppliers and specialist service providers often benefit from being close to aircraft operators, MRO companies, airports and logistics networks.
What the TIM Aerospace Facility Means for Dubai’s Business Economy
The TIM Aerospace project ultimately adds another piece to Dubai’s aviation infrastructure. More MRO capacity gives airlines and aviation operators additional options. At the same time, it creates space for companies supporting the maintenance and engineering supply chain.
For Dubai South, the development strengthens the aerospace hub’s position as more aviation businesses establish operations in the area. For the UAE, it supports a broader strategy of developing specialised industrial capabilities alongside the country’s established aviation strengths.
The project also shows how aviation infrastructure is expanding beyond runways and terminals. Aircraft maintenance, engineering, technical services and logistics are becoming increasingly important parts of Dubai’s aviation economy.
With Emirates NBD providing financing, TIM Aerospace now has the capital support to move ahead with its planned facility at Al Maktoum International Airport.
For businesses watching Dubai South, the development is another signal. It shows the area is becoming a serious destination for aerospace investment and aviation-related services.
