ASAS Real Estate has started infrastructure development works across 11 land projects in Sharjah. This is moving a broad mix of residential, commercial and industrial developments closer to construction readiness.
The company, which operates as the real estate arm of Sharjah Islamic Bank, is working on roads, electricity networks, water systems, telecommunications infrastructure and street lighting across the different sites. In addition, the programme is being carried out in coordination with relevant government entities in Sharjah.
Infrastructure Development Moves Into Its Next Phase
The latest works focus on the basic infrastructure needed before plots can move into active construction and eventual occupation. Internal roads, power connections, water supply, telecommunications networks and lighting are all part of the development programme. These elements may sit behind the scenes compared with towers or finished communities. However, they are what make future residential, commercial and industrial development possible.
ASAS Real Estate said the works are being delivered according to approved technical standards and project timelines. The company is also coordinating with government authorities to make sure the infrastructure connects properly with existing networks and surrounding development areas.
Eleven Projects Are Included Across Sharjah
The infrastructure programme covers 11 separate developments spread across different parts of Sharjah. These include Al Dabdabah South, Al Dabdabah North, Hooshi, Al Belaida Phase Two, Al Belaida Phase Three, Al Rowaidat, Al Metraq, Al Qasimia Phase Four, Al Sajaa, Muhadhab and Logistics City.
The projects serve different property segments rather than following a single-use development model. Some are focused on residential and commercial land, while others target industrial, logistics and business activities. As a result, that gives ASAS Real Estate a wider footprint across Sharjah’s property market. It also places the company in several areas of future development at the same time.
Residential and Commercial Projects Form a Large Part of the Portfolio
Several of the developments are designed primarily for residential and commercial use. Al Dabdabah South, Al Dabdabah North, Hooshi, Al Belaida Phases Two and Three, Al Rowaidat and Al Metraq all form part of this side of the portfolio.

Logistics City is one of the more business-focused developments in the programme. The project has been designated for commercial and industrial uses, placing it squarely within Sharjah’s wider logistics and warehousing ecosystem.
The inclusion of Logistics City reflects continued demand for well-connected land that can support storage, distribution, transport and related commercial activity. Infrastructure such as power, roads and telecommunications will be central to making those plots usable for businesses. This will become more important once development progresses further.
Location Remains a Major Selling Point
Several of the projects sit close to key road networks, which adds another layer to their investment appeal. Emirates Road connects many of the development areas with Dubai, Ajman and the Northern Emirates. Meanwhile, Al Rowaidat benefits from its proximity to Khorfakkan Road.
For residential projects, this improves access to workplaces, schools and other urban centres. For industrial and commercial developments, road connectivity can have an even greater impact because transport efficiency directly affects logistics, deliveries and operating costs.
