Aldar and Arada Sign AED 15 Billion Partnership for New Abu Dhabi Developments

Aldar Properties and Arada have signed a strategic partnership covering new residential and mixed-use developments in Abu Dhabi with a combined value of approximately AED 15 billion.

The agreement brings together two of the UAE’s major property developers for projects at Yas Island and Seih Sdeirah, an emerging development area near the Abu Dhabi-Dubai border.

For Arada, the deal has particular significance. The Sharjah-based developer is entering the Abu Dhabi property market for the first time through the partnership, while Aldar is bringing additional development opportunities into a relationship with another major UAE real estate company.

AED 15 Billion Deal Covers Two Major Development Opportunities

The AED 15 billion agreement is structured around two initial transactions, giving the partnership both a large masterplanned development and several residential projects on Yas Island. Rather than focusing on a single property, the deal creates a pipeline covering different types of residential development in Abu Dhabi.

Aldar and Arada will establish a strategic masterplan joint venture for a mixed-use community at Seih Sdeirah. At the same time, Arada will acquire three residential development plots from Aldar on Yas Island. The companies have described these transactions as the first phase of a wider strategic relationship that could eventually extend across additional sectors, asset classes and locations in the UAE.

Seih Sdeirah Project Will Cover Up to 1.5 Million Square Metres

The Seih Sdeirah development represents the larger masterplanned element of the agreement. The project will cover up to 1.5 million square metres of land, creating space for a substantial residential community close to the Abu Dhabi-Dubai border.

The planned development will include villas and townhouses alongside retail and recreational facilities. Arada will lead the development and construction management, while both companies will collaborate on branding and sales. The scale of the site gives the partnership room to create a complete community rather than developing a collection of isolated residential buildings.

Its location also places the project along an important connection between Abu Dhabi and Dubai, giving the development a different positioning from the established communities located closer to Abu Dhabi city centre.

Arada Acquires Three Residential Plots on Yas Island

The second part of the partnership gives Arada an immediate presence on Yas Island through the acquisition of three residential development plots from Aldar. The sites have a combined plot area of more than 27,500 square metres, with almost 130,000 square metres of gross floor area available across the developments.

Two of the plots are canal-facing, adding a waterfront element to the planned residential projects. Arada intends to develop premium residential communities on the three sites, expanding the company’s development portfolio while giving it a foothold in one of Abu Dhabi’s most prominent mixed-use destinations.

The move is also significant for Yas Island itself, where residential development continues alongside the island’s established leisure, entertainment, hospitality and tourism projects.

Partnership Expands Residential Development Activity in Abu Dhabi

The agreement comes as Abu Dhabi continues to attract major real estate investment and new residential development. The emirate’s property market has expanded beyond traditional central districts, with major projects emerging across destinations such as Yas Island and other large masterplanned areas.

For Aldar, the partnership creates another route to develop its land assets while working with a developer that has experience delivering residential communities in the UAE. For Arada, the agreement provides a direct entry into Abu Dhabi backed by an established local development platform.

The combination also gives both companies exposure to different types of projects. The Seih Sdeirah venture focuses on a large-scale community, while the Yas Island transaction creates a pipeline of premium residential developments in an established destination.

Arada Makes Its First Entry Into the Abu Dhabi Market

Arada’s move into Abu Dhabi is one of the defining elements of the agreement. The company has established its development presence in the UAE through projects in Sharjah and is now extending its activities into Abu Dhabi through both the Yas Island acquisitions and the Seih Sdeirah partnership.

The three Yas Island plots provide Arada with a sizeable residential pipeline from the outset. Meanwhile, its role in the Seih Sdeirah joint venture gives the company responsibility for development and construction management on a much larger masterplanned project.

The partnership therefore gives Arada two different platforms from which to build its Abu Dhabi presence, while Aldar contributes its local market knowledge, land position and established development ecosystem.

Aldar and Arada Leave Room for Further UAE Projects

The AED 15 billion agreement is not being presented as a one-off transaction. Both companies have indicated that they will explore additional opportunities across sectors, asset classes and locations in the UAE.

That creates potential for the relationship to expand beyond the two projects announced in the initial agreement. The immediate focus remains residential and mixed-use development, but the broader partnership could provide a framework for future collaboration as both developers assess new opportunities.

For the UAE real estate sector, the deal is another example of established developers using strategic partnerships to bring large projects to market while combining land, development expertise and capital.

What the AED 15 Billion Partnership Means for UAE Real Estate

The Aldar-Arada agreement adds another major development pipeline to Abu Dhabi’s property market, with projects ranging from premium residences on Yas Island to a large new community at Seih Sdeirah.

For Arada, the partnership marks its first Abu Dhabi development move. For Aldar, it creates a new relationship with a developer that has an established UAE residential portfolio. The two sides will initially focus on projects worth approximately AED 15 billion, but their stated intention to explore further opportunities could make the partnership relevant beyond the current developments.

The first projects will ultimately determine how the strategy translates into completed communities, residential supply and new destinations. For now, the agreement puts two major UAE developers behind a substantial new wave of Abu Dhabi development.
